Is Getting a 30 Year Home Loan a Good Choice?

The reason being the total home loan payment is being spread out across a longer time period so you can pay less each month. Plus with interest rates fixed for the 30-year period, it seems a good deal. Or is it? The one big benefit of a 30-year home loan is that you pay lower monthly payments however, you need to take into consideration that you actually pay more in interest than someone who has a 10-year home loan. So the longer the home loan period, the more you actually pay. To illustrate the difference the home loan period makes, here is an example. Lets say for a 30-year home loan, the interest rate is 7%. The home loan is $100,000. Thats means your monthly payment is about $665.00. It also means the interest paid for the 30 years is around $140,000. Now suppose for a 15-year home loan with the same interest and total home loan amount. The monthly payment is around $870.00 and the total interest over 15 years is around $56,800. So by opting for the 15-year home loan, you actually save $83,200 in total. A longer home loan period does offers you more flexibility in that if your financial situation were to take a turn for the worse, for example, you just lost your job and jobless for the past few months. A lower monthly home loan payment helps to alleviate some of the financial problems. So which is better? The longer or shorter home loan plan? My recommendation is if you have the financial knowledge and your financial situation is stable, it would be a good choice to take the 30-year loan and invest the savings otherwise pay towards the monthly payments. The long term payoff of your investment may match or exceeds the money you go towards repaying your home loan. On the other hand, if you do not have the financial stability and knowledge, I would recommend for a shorter home loan. Yes, you do pay more each month but overall you will pay less for the home loan plan. Also you get to accrue equity in your home much faster which can be used to improve your credit score or FICO. While a 30-year or even a 40-year home loan sounds attractive to most home buyers, there are some questions that needs to be answered before getting one. And I also know through personal and professional experience that it is possible for people to eat their favorite foods without feeling guilty or punishing themselves, and lose and then maintain their weight. The weight loss industry has led many to believe that they are failures for not being able to lose weight and keep it off, but the fact is if you were successful, the weight loss industry would have no way to squeeze your hard-earned money out of you. Keep this in mind there are thousands of diets, with more appearing each day. Does it make sense that as the diet and weight loss industry grows, so does the obesity in this country? The Challenge The primary reason diets dont work is what the American Dietetic Association has labeled Diet deprivation backlash this comes from black and white or good vs. bad thinking surrounding food we feel shame when eating bad or unhealthy. When you go on a diet and restrict certain foods, usually your favorite ones, you are much more likely to crave these foods, maybe even dream about them. Does this sound familiar? Diet deprivation backlash simply means for every diet there is an equal and opposite binge. Lets say you are on a diet and you get a craving for a cookie. Of course a cookie is forbidden, so you search for something that is allowed on your diet. As you make your way through carrots, rice cakes, pretzels, fruit, diet soda and sugarless gum, the craving does not go away. By the end of the day you give up and eat a cookie. But by this time, you are out of control and eat 6 cookies instead! At this point, you have eaten around 1000 calories (including the cookies) plus regular meals, when if you ate a cookie or two in the first place you may have consumed 200 calories and been able to focus on more important things. This scenario is played out in various ways by everyone who goes on a diet. The Solution This backlash is human nature. You are told (even if by yourself) that you cant have a certain food. Therefore, it is all you can think about. Researchers have studied this phenomenon with interesting results. In a study of a group of eight-year-old children, researchers put the group in a room with several bowls of candy and one bowl of carrots. They told the kids they could eat as much as they desired from any of the bowls, except the bowl of carrots. The amazing thing was that the kids ate a greater percentage of the carrots than the candy, simply because they were told NOT to eat them! If you can refrain from labeling foods good or bad, you are on your way to ending the destructive diet and binge cycle. With every diet you go on, not only will you typically end up gaining more weight, but you lower your metabolism. By ending the dieting, you can maintain your weight and eventually lose it as your metabolism increases back to normal and by following the other guidelines in this report. Jenny presented to her physician with the following symptoms: Anxiety Headaches Fatigue Low back pain The medical examination findings revealed: Increased Total Cholesterol She was 40 pounds overweight An increase in blood pressure (measured at 150/100) Extreme Tenderness of her low back and neck muscles Therefore, Jenny was diagnosed with: Hypercholesterolemia Hypertension Tension headaches Anxiety She was prescribed the following medications to treat her symptoms: Lipitor (to decrease cholesterol) Ativan (to decrease anxiety) Naproxen (an anti-inflammatory) to relieve symptoms of her back pain and headaches Each and every medication has common side effects. Tips on Dealing with Slugs and Snails in the Garden

By Fran Barnwell One of the most common problems faced by gardeners is the one of slugs and snails. Even experienced gardeners tear their collective hair out at the destruction these creatures can cause. So I thought I would give you a few tried and tested tips, and some others perhaps not so well known, to help you deal with them you wont get rid of them all together, but at least you will be able to keep them under some sort of control! They may not all work for you a lot depends on just how bad the problem is where you live but it is certainly worth trying some if not all of them. Barriers: These methods will be more effective against snails than slugs, as slugs live in the ground and can therefore avoid barriers. On your garden borders, you can use barriers around plants, such as crushed eggshells, grit, bran, or wood-ash or soot. The theory is that slugs and snails are reluctant to cross these materials and will therefore wander off elsewhere to look for their next meal. Make sure you put plenty down without any gaps. Scatter oat bran around your plants slugs love it, but if they eat enough, they expand and die! Petroleum jelly smeared thickly around the rims of pots has a similar deterrent effect. You can purchase copper tape with an adhesive backing, which you can stick around the pot sides this gives the snail a small electric shock as it tries to cross. Traps: Use beer traps very effective at dealing with both slugs and snails, and you can buy these from a garden centre. Place the trap, filled with cheap beer, in a hole with the top at soil level. You can also use out of date fruit juice, or even milk just about on the turn. Alternatively, make your own by cutting off about 3-4 inches off the base of a plastic drinks bottle. After eating your half grapefruit, cut a small hole and place the skin upside down on the soil. Slugs love it and will congregate inside and each day you can collect them up. Collect all the slugs and snails you can find in the late evening, when they start to become active and drown them in a bucket of heavily salted water. Plain water will not work they will simply swim to the surface and crawl out! Or, if you know where they hide out, you can gather them up during the day try looking under logs or bricks, and shrubs, any dark, damp corner. And what to do with the slugs youve collected? If you put live slugs or snails into your compost heap, they will probably stay there, as there is plenty of matter for them to feast on. You can also put the dead ones in there too, those in the beer traps including the beer but scoop the dead slugs and snails out of the salty water first. Predators: For a biological control, you can use nematodes microscopic parasites that kill the slugs above and below ground. Obtained from organic garden suppliers, you simply mix the powder with water and spray on to the soil using a watering can. This can be effective for around six weeks. If you are lucky enough to have the space, adopt some chickens or ducks they just love eating slugs and you can have some free eggs into the bargain. Make your garden wildlife friendly, to encourage the natural predators of slugs and snails to come and visit. Dig a pond to encourage frogs and toads; leave out food for hedgehogs; and put up bird feeders. So now you have to not only think of something different, but you also better remember what you got 12 years ago or you may just end up getting the same thing all over again. If you’re breaking out into a cold sweat thinking about this dilemma, don’t worry. We have just the thing to make this anniversary a sure fire hit. First of all, let’s get out of the way just what it is that you’re going to be getting this year. It’s furniture. That’s right, the same thing you got 12 years ago. Can’t remember what you got? You can pick up a really nice one for about $250. Maybe you’d like a nice garden bench set. These usually come with one long bench, two chairs and a table. They’re all made of wood and very sturdy. Sets range from about $300 to $800 depending on the number of pieces in the set and the kind of wood that the set is made out of. Of course, if you’re on a tight budget, you can just get a couple of his and her lawn chairs. These come in a ton of styles and can be picked up relatively cheaply for around $150. For whatever your budget or taste in furniture is, there is no reason that you can’t think of a special anniversary gift for this day that’s only one year away from 30 years of wedding bliss together.
